Having a good reputation in the mortgage industry sometimes grants you courtesies that may not be offered to other mortgage brokers. Credibility is everything, and over the years, Expert Mortgage has earned GREAT credibility not only with their Private Investors, but also with certain lawyers that represent the banks. What does this mean to you, the client??  It means that we may be given extra time to come up with a solution that STOPS the legal action.  Most lenders are not in the “house selling” business. If there is a chance for them to avoid the extra steps to recover their funds, and get back to the business of lending, they are usually very agreeable to giving us some extra time to put together a solution.

  • We can have commitments issued VERY quickly, usually within 48 business hours and STOP power of sale COLD!
  • If you have sufficient Equity (MAX borrowed amount is 85% of Appraised Value), you are usually approved regardless of your credit, income, or past turn-downs.
  • All costs associated with the transaction are fully disclosed once a commitment has been issued. We will NEVER ask for an upfront brokerage fee.
  • Most Private Investors will require an appraisal of your property. This is typically the only upfront cost. 

 Be advised it can sometimes be too costly to pay off your first mortgage before maturity.  We often do a debt consolidation and provide a second mortgage to mature the same time the first mortgage matures. At maturity, we may combine both the first and second mortgage together and can save you even more money.
